Why Sterling Heights Brickwork Wears Out
Most of Sterling Heights was built over about 25 years, so much of its masonry is aging at the same pace. Concrete porch caps from the 1960s and 70s crack and let water into the brick below. Original chimney crowns, often just a thin layer of mortar, break down and let water run into the chimney. Mortar on exposed walls slowly washes out. Each Michigan winter, water in those cracks freezes and pushes them wider.
Many Sterling Heights homes also sit on heavy clay soil that swells when wet and shrinks when dry, which can settle porches and steps over time. That’s why we rebuild porches from a new compacted base instead of just resurfacing the top. When the base is solid, the brick above it stays put.
